Rental yield calculator for Morocco

This calculator works out what a rental property in Morocco costs you to buy, and what it earns before costs and tax, from your own figures.

The result updates as you type. Four figures:

  • The total acquisition cost of the purchase (property price, notary, agency fees, renovation, furnishing, bank arrangement fee) and the cash it requires.
  • Your monthly loan repayment, including borrower insurance.
  • The gross monthly cash flow: rent collected minus the monthly repayment.
  • The gross yield on the total acquisition cost, the starting point of any serious analysis.

Free, no sign-up, instant result.

The calculation assumptions are explained, and can be changed, in the calculator's assumptions panel.

WHAT THE FREE TOOL DOESN'T DO

What this calculator doesn't work out

Gross yield is a starting point. Three questions remain open: the detailed analysis further down covers them.

I take your simulation and send you a written document, not a sales call, covering three things the free tool doesn't calculate:

  1. 1 the real net yield of your project;
  2. 2 the cash flow after loan and tax, and how it changes over ten years;
  3. 3 my written opinion.

The calculator's assumptions, and why they are set this way

The default values are based on the cases I see in 2026.

Here are the main ones, and the reasoning behind them.

All of them can be changed if your situation is different.

Financing

The default deposit is 20%. That is the general case, not a favourable one: the calculator starts from the rule, not the exception.

As a general rule, a loan covers up to 80% of the property, which means a deposit of about 20%. In some cases, a bank will finance up to 108%, that is the property price plus the purchase costs. This is exceptional, limited to certain salaried profiles, mostly Moroccan nationals, and assessed case by case: do not treat it as the rule. If you think you may qualify, message me on WhatsApp and I will tell you in a few lines whether your profile could be eligible.

The default loan term is 20 years. How a loan application works when you live abroad, step by step: getting a mortgage in Morocco from abroad.

The rates applied are conditions observed in mid-2026, indicative and negotiable depending on each buyer's situation.

The property and its rental

Notary and registration fees are counted at 8% of the price, the cautious assumption I use in all my calculations.

Furnishing is set to 0 by default, because it always depends on each buyer's taste and budget. If you let the property furnished, enter your budget in the Furnishing field.

The default rental vacancy is half a month per year, meaning 11.5 months of rent collected out of 12: a calculation that assumes twelve months out of twelve describes a scenario, not reality. Vacancy affects the rent collected and the cash flow, not the gross yield, which is calculated on the full annual rent.

Agency fees are set to 0% by default, because the calculator assumes a purchase with no paid intermediary; using an agency costs 3% incl. VAT on average in Morocco: enter that rate in the field if it applies to you.

Buying on your own is not always cheaper: the real cost of searching on your own also includes the trips, the time off work and the mistakes on price.

Euro equivalents are converted at €1 = 10.85 MAD.

How to read your rental yield result

The headline figure is the gross yield on the total acquisition cost: one year's rent divided by everything the property cost you, not just the asking price.

Next to it, a box shows the same rent divided by the asking price, the figure that property listings put forward.

The gap between the two is not a question of method: it is the real cost of the transaction.

On the example loaded by default, a 1,000,000 MAD property of 50 m² let for 6,000 MAD a month, the calculation gives 6.67% on the total acquisition cost against 7.20% on the asking price.

The monthly repayment and the cash flow, on the other hand, only describe the loan.

On the same example, the monthly repayment comes to 5,514 MAD including insurance, and the gross monthly cash flow to +236 MAD: the rent collected just covers the repayment.

If your own figures give a negative cash flow, that is not a warning sign in itself: it is a monthly top-up from your savings.

The question is not whether it exists, but whether you can keep it up for the full term of the loan.

Getting to net yield

This calculator stops at gross yield, and that is deliberate.

A gross yield compares a rent with a price: it says nothing about holding costs, local taxes or tax on the rent.

Two properties with the same gross yield can leave very different net amounts at the end of the year.

Getting from gross to net yield is worked out property by property, and that is exactly what I help my clients with: message me on WhatsApp.

Questions about the calculator

Why is the default deposit 20%?

Because the calculator starts from the general case, not a favourable one. As a general rule, a loan covers up to 80% of the property, which means a deposit of about 20%, paid from your own funds; if you bring it in foreign currency, it gives you the right to repatriate the funds when you sell. Change the field to match your situation.

Why are agency fees set to 0% by default?

Because the calculator assumes a purchase with no paid intermediary, to isolate the cost of the property itself. Using an agency costs 3% incl. VAT on average in Morocco: enter that rate in the Agency fees field if it applies to you.

Is the loan rate shown guaranteed by a bank?

No. It is an estimate based on the term of your loan, using conditions observed in mid-2026, which are indicative and negotiable. Your bank may offer something different depending on your profile: enter its rate in the Loan rate incl. VAT field.

Why doesn't the calculator work out net yield?

Because net yield depends on your actual costs and your tax situation, information this form does not collect. That is what the detailed analysis I offer on this page covers, project by project.
