Buying in Morocco from abroad: the cost of distance

Can I buy as a foreigner? Who can I trust? How do I avoid overpaying from another country? Distance adds stress at every step.

01

Money left on the table

Without real market prices, a poorly handled negotiation usually costs you between 5% and 15% of the price: €6,000 to €18,000 on a €120,000 property.

I negotiate from real comparable properties, not from gut feeling. That is often where my service pays for itself several times over, before you even count the flights saved.

02

Buying blind

Buying on a hunch, with no yield calculation: between two Casablanca neighbourhoods, the gap can reach 4 points of gross yield, about €4,800 a year on a €120,000 property. Every year.

A numbers-first approach. I analyse the yield, the running costs and the tax on your purchase.

03

Paperwork and legal doubt

Unfamiliar procedures, missing documents and legal uncertainty, in a country whose rules you don't know.

Hands-on support all the way to signing. Your file is prepared, with precise questions for your notary, so you are spared the hassle.

04

Wasted plane tickets

Three scouting trips from Europe, for example, staying in hotels: up to €3,000 in flights and accommodation, for viewings that a simple phone call could often have ruled out.

I do that sorting by phone before you book a ticket. You only travel for the property you have chosen, not to rule others out.

05

Holidays sacrificed

Three scouting trips mean three weeks of annual leave, spent visiting properties that often look nothing like their photos.

To find one property worth buying, you look through 20 listings. I go straight to the top 5%, put together a clear yield analysis and send you detailed videos. You only travel for the properties that are worth it.

My role

One point of contact, from the first search to the handover of the keys.

I sift out the properties that aren't worth your time, and every shortlisted property is visited and filmed for you. I work out the real yield, negotiate from real comparables and secure your file all the way to signing.

You only travel for the one you love.

Youssef Tlemçani smiling in the notary's office on the day he signed for his first property in Morocco
The day I signed for my first purchase.

I've been there.

As a Moroccan living abroad, I went through the frustration of buying in Morocco from another country myself.

Unanswered calls, pointless viewings, and the constant feeling of not having the market information I needed to make the right investment.

Whether Morocco is your family's country or the one you have chosen, buying from a distance raises the same questions: what is a fair price, who is really on my side, and what am I not being told?

So I built the service I wish I had found: rigour with the numbers, transparency about flaws, and direct communication, where your calls don't go unanswered.

Buying property in Morocco shouldn't be an obstacle course.

“I don't have time to fly to Morocco for every viewing. Youssef filtered out 90% of the unsuitable properties, and I only travelled for the ones I really liked. In the end, the purchase took 3 months instead of the 6 to 9 months it would have taken if I had done everything on my own.”

Frequently asked questions

Where do you work?
In Casablanca, Rabat and their surroundings: Bouskoura, Mohammedia, Témara, Salé… These are the cities where I know the neighbourhoods and have a reliable network. In Marrakech, I work with a trusted partner on the ground, and the service is the same as in Casablanca and Rabat.
Can a foreigner buy property in Morocco?
Yes. A foreigner can buy property in Morocco in full ownership, with no nationality or residency requirement. The one real restriction concerns agricultural land, which is reserved for Moroccan nationals. Can foreigners buy property in Morocco? →
Do I need to be Moroccan to work with you?
No. I'm a Moroccan living abroad myself, so I know what buying from another country involves. But I work just as much with foreign buyers. We can talk in English, French, Arabic, and a little Spanish, and the whole process, from calls to the mandate, can be done in English.
Do I need to travel for viewings?
No. That's the whole point of my service. You receive detailed, narrated video viewings (WhatsApp/Zoom) that show you everything, flaws included. You only travel for the final choice or for the signing, and if you can't come, a power of attorney lets you sign without being there.
How do your fees work?
I work on a success basis: 3% of the purchase price, VAT included, due only if the purchase goes through. A €500 deposit launches the search and is deducted from that 3%. No hidden fees on my side. Buying alone isn't necessarily cheaper →
Do you help with getting a mortgage?
Yes. I can point you towards Moroccan banks used to working with Moroccans abroad and expatriates, to make your loan application easier.
Do you work for me or for the seller?
I work exclusively for you, the buyer. Unlike an agency that has its own stock to sell, I have no conflict of interest. If a property has a hidden defect, I tell you, because my reputation depends on your satisfaction, not on the sale.
Do you help with the paperwork?
Yes. I prepare your file and give you the precise questions to ask your notary when the title is checked. That way you avoid the back-and-forth that wastes time. Buying with a notarial deed →
