How it works

Buying property in Morocco with a buyer’s advisor, step by step

The principle fits in one sentence: you hand me the search, I bring you properties that have been checked and costed, and you decide. I work for you and for you alone. I have no property to sell and I receive nothing from the seller’s side.

This page describes my service: the four steps, what you receive, and what it costs.

Who it is for

For foreign buyers, for Moroccans living abroad, and more broadly for anyone who wants to buy in Casablanca, Rabat or their surrounding areas, or in Marrakech, without being able to be there. Whether it is to let the property out, to prepare a future move to Morocco, or for a second home that you let out in the meantime.

Two conditions matter more than the budget: that your project is real, with a time horizon you can name, and that you are willing to decide on the basis of figures. If you are looking for someone to endorse a property you have already fallen for, I am not the right person.

The four steps

1

The Brief

What I do

I ask you the questions that determine everything else: city and neighbourhoods, what the property is for, the budget you really have available, how you will finance it, your time horizon. At this stage I tell you whether your project holds up, and what is wrong if it doesn’t.

What you do

You answer frankly, including about financing. A stated budget that doesn’t match the real one costs everyone weeks.

What you receive

A written search brief: criteria, neighbourhoods, price range, and the compromises you are prepared to make. It is the document that every property is judged against afterwards.

3

Securing the Deal

What I do

I negotiate the price from real comparables in the neighbourhood, not from the listed price. I gather the property’s documents and have the legal checks carried out before any money is paid: title, registered charges, the seller’s situation.

What you do

You set your maximum price and you decide. The decision to make an offer is yours, never mine.

What you receive

The exact state of the file: what has been checked, what hasn’t yet, and the points you need to raise with your notary.

4

The Purchase

What I do

I follow the file through to the end: preliminary contract, conditions, financing, and I make sure nothing stalls on the seller’s side. If you are taking out a mortgage, I point you towards Moroccan banks used to working with Moroccans living abroad and expatriates.

What you do

You sign, in person or by power of attorney.

What you receive

The keys, and a complete file.

What you actually receive

  • Filmed viewings with commentary, over WhatsApp or video call, where I also show you what is wrong.
  • A yield analysis for each shortlisted property: the real return once charges, the mortgage and tax have been taken into account. That is the figure that counts, and the gap with the advertised yield surprises almost everyone.
  • The legal points to watch on the property, and the precise questions to put to your notary.
  • A single point of contact, who replies within 24 hours.

Do you need to travel?

Once, in principle: to see the property you like, or to sign. Everything else is done remotely, and that is the whole point of the filmed viewings.

If you cannot come, a power of attorney lets you sign without being present. Its form and its registration have changed, and what is new in 2026 is explained here. It is something to prepare early, not the day before the signing.

My fees

3% of the purchase price including VAT, payable only on success. A deposit of €500 at the outset funds the start of the search. It is deducted from the 3%. There are no hidden fees on my side.

Note: acquisition costs (registration, land registry, notary) and bank fees are separate: I don’t control them, but I give you the figures before any offer.

Buying alone doesn’t always cost less

Searching alone saves you the fees, but not the rest: the price a property is really worth, the costs that follow from it, and the trips back and forth.

Example: a flat listed at €120,000
Buying alone Working with me
Listed price €120,000 €120,000
Negotiated price €116,000 (−3.3%) €112,000 (−6.7%)
Notary and acquisition costs (8%) €9,280 €8,960
Travel (from Europe, for example) €2,100 (3 trips) €700 (1 trip)
Fees (3% incl. VAT) €0 €3,360
Total cost €127,380 €125,020
Saving €0 €2,360
The buying experience
Buying alone Working with me
The price A listed price that is hard to judge, with no comparable sales to negotiate from A price estimated from comparable properties, so you negotiate on objective grounds
The yield A yield worked out from the figures in the listing, which are often flattering A yield analysis and a business plan before any offer
Your time Three trips and three weeks of leave to view properties A single trip, for the property you fall for
Viewings Listings to sort through from afar, without seeing the properties Filmed viewings with commentary, only of properties worth your time
Legal matters A file to check on your own, without knowing which questions to ask A prepared file, with the precise questions to put to your notary
Follow-up Agencies, sellers, notary and bank to coordinate on your own A single point of contact from the first call to the signing, with no language barrier

Illustrative example: the negotiation margin depends on the property and the seller, and is not guaranteed. Acquisition costs: an order of magnitude, to be confirmed by the notary.

Frequently asked questions

What happens if no property suits me?
The mandate renews for six months at no extra cost, unless one of us ends it in writing at least 15 days before it expires. A market can be quiet for several weeks in a given neighbourhood, and forcing a purchase to keep to a timetable would be the opposite of my job.
Can I stop part-way through?
Yes, and what happens to the deposit depends on how far we have got. If the fieldwork hasn’t started, it is refunded. If it has started and viewings have already taken place, it isn’t: it has paid for work actually carried out.
What if I find a property myself?
You remain free to search wherever you like and to buy whatever you like. The only condition concerns the properties I have presented to you: you agree not to deal directly with their sellers, and to go through me if you decide to buy one of them, including after the mandate has ended. This commitment lasts twelve months from the date the property was presented. It is written in black and white in the mandate rather than discovered along the way: I commit time and costs to every property I show you, and that is what makes this work possible.
Which cities do you cover?
Casablanca and Rabat, with their surrounding areas: Bouskoura, Mohammedia, Témara, Salé… I know their neighbourhoods, and I have enough market data there and a reliable network of local property experts. And Marrakech, where I work with a trusted partner on the ground: the service is the same as in Casablanca and Rabat. To guarantee an impeccable service, these are the only cities I currently cover.
Do you guarantee a return?
No, and be wary of anyone who does. I commit to the method and to the traceability of every figure I give you, not to how the market will behave in future or to how reliably a tenant will pay.
Who decides in the end?
You do. I search, filter, analyse and negotiate. The choice of property, the maximum price and the signature are yours. I never buy or sign on your behalf.
How do I know whether my project is realistic?
That is exactly what the first call is for, and it is why it is free. If your budget and your expectations don’t meet in the neighbourhoods you are targeting, better to find out in twenty minutes than in six months.

The first call

Twenty minutes, free, with no commitment. You tell me about your project, I tell you what holds up and what doesn’t, and how I would work on it. You leave with an honest opinion, even if the conclusion is that now is not the right time.
